Design Guidelines, or Planning Criteria, are an incredibly common question and frequently requested AIA Continuing Education topic.
As with most anything, there are basic guidelines we can follow. However, we must keep in mind that every project is unique, and every project must be reviewed before even the basic guidelines are arbitrarily applied.

Factors impacting Elevator Design Criteria are:
i. Office Building Tenancy. Mixed-Use, Single, Multi.
ii. Occupancy Rate, Elevator “Users”, “Total” Population, “Absentee Factor”, “Working” Population.
iii. Horizontal Traffic Flows, Forced Traffic Patterns, Natural Traffic Patterns
iv. Building “Core” Locations and the Number or Cores. Are all Work Spaces Approximately within 150’ of a Core Location?
v. Building Geographical Location and Cultural Alignment
vi. Does the Building have “Unique” Amenities such as Large Conference Capabilities, Café on Roof, Dispersed Collaboration Areas, etc.?
vii. Will the Building have Express Zones, High Security Zones, any Zone Altering the Traffic Flows?
